SERVICES
Viridian is providing landscape architecture for the phased redevelopment of the Roswell Housing Authority property at 199 Grove Way. For Phase I, the firm prepared tree and landscape permit documents in coordination with Smith Dalia Architects, the owner, and the civil engineer to meet City of Roswell development regulations and Georgia Department of Community Affairs requirements.
Services include an arborist assessment, tree removal, protection and replacement planning, landscape design, planting schedules and details, project specifications, permitting coordination, and responses to agency review comments. Viridian also prepared an early tree-removal permit package to support demolition ahead of the full land-disturbance permit.
The landscape approach emphasizes native and adaptive plant material selected for drought and urban tolerance, compliance with DCA sustainability criteria, preservation of viable existing trees where feasible, and a durable exterior environment appropriate for a high-density residential community.
DETAILS
Now known as Gates at Waller Park, the project is the first phase of a two-phase initiative by Pennrose and the Roswell Housing Authority to replace the former Pelfrey Pines community with modern, energy-efficient affordable housing. The redevelopment will ultimately provide 204 apartments, significantly increasing the supply of affordable and workforce housing within one of metro Atlanta’s most amenity-rich and high-opportunity communities.
The new community is designed to combine long-term affordability with access to the services, recreation, schools, trails, and employment opportunities available in Roswell. Resident amenities will include a fitness center, community room, activity room, mailroom, central laundry, on-site management and maintenance, and a covered rooftop terrace. The compact urban site and split-level building configuration respond to the property’s topography and constrained development conditions.
Viridian’s landscape design supports the transformation of the former housing site into a welcoming and resilient residential environment. Tree preservation and replacement strategies, drought-tolerant planting, and coordinated landscape improvements help reinforce the pedestrian experience, provide an attractive setting for the new building, and meet both City of Roswell and DCA requirements.
